Why Hometelligent
Hometelligent has been the East Bay's go-to deck builder for 33 years. We started in 1993 doing additions and remodels in Albany, and as East Bay homeowners increasingly turned to large decks to unlock hillside lots and add usable outdoor space, we became one of the few licensed contractors who handle deck design, structural engineering, hillside permits, and construction in-house. We know which structural systems handle our soil and seismic loads, how to detail flashing and waterproofing on covered decks, and how to maximize view corridors on tight lots — and we are always reachable, with no mysterious delays or vague timelines.
What We Build
From a multi-level entertainer's deck to a hillside rooftop deck with city views, we design and build large custom decks engineered for East Bay homes.
Stepped decks that follow your grade — separate zones for dining, lounging, and views.
Engineered rooftop platforms with waterproofing, drainage, and city or bay views from above.
Decks that wrap two or three sides of your home for indoor-outdoor flow from every room.
Engineered hillside footings, cantilevered framing, and seismic bracing for sloped East Bay lots.
Decks with integrated pergolas, pavilions, or full roofs for shade and year-round use.
In-house design plus structural engineering. Site plans, framing details, 3D renders, and stamped drawings.
We handle planning department, structural permits, hillside review, and final inspections end to end.
Fully bespoke deck design tailored to your lot, view corridors, and how you want to live outside.

Most large deck projects stall on engineering, permits, or material choices. Here are the real homeowner problems we hear every week — and how we solve them.
Steep or hillside lot? – We design engineered footings, cantilevered framing, and seismic bracing built specifically for East Bay hills.
Want a deck big enough to actually entertain? – Our large decks are 200–1,200 sq ft with separate zones for dining, lounging, grilling, and gathering.
Need rooftop space for views? – We build rooftop decks with proper waterproofing, drainage, and structural engineering on flat or low-slope roofs.
Worried about California weather and wear? – Composite, hardwood, or premium pressure-treated decking — we walk through warranty, lifespan, and maintenance with you.
Frustrated by permit delays? – We handle planning, structural review, hillside review, and inspections end to end so your deck gets built without surprises.
Worried about hidden costs? – You get a fixed-price contract before construction starts. No surprise change orders, no vague allowances.
Tired of contractors who disappear? – We are local, licensed (#935175), insured, and reachable. The same team is on your job from kickoff to final walkthrough.

We visit your site, talk through how you want to use the deck, and review setbacks, slope, and feasibility.
In-house design team plus stamped structural engineering. Layouts, 3D renders, framing details, and material palette.
We submit plans, manage planning-department and hillside review, and pull all permits on your behalf.
Our crew handles footings, framing, decking, railings, and finishes. Weekly walkthroughs keep you in the loop.
City sign-off, final walkthrough, and a clean handover with full warranty paperwork.
Built To Last
Every large deck we build meets California's hillside, seismic, and wildfire requirements. We use the same engineering rigor on a 300 sq ft entry deck that we use on a 1,200 sq ft multi-level rooftop deck — because cutting corners on a deck is the fastest way to a structural callback.
Our standard large-deck build spec includes:
Benefit: Premium materials, code-plus engineering, and a 10-year workmanship warranty on every large deck we deliver.

Investment
Large deck cost in the East Bay depends on size, decking material, structural complexity, and whether you're building on flat ground or a hillside. We provide fixed-price contracts after the design phase — so you know exactly what you're paying before construction starts. The biggest cost drivers are total square footage, decking material, framing complexity (multi-level, cantilevered, hillside), railings, stairs, lighting, and any covered or pergola structures. Flat-yard composite decks are typically the most affordable path; multi-level hillside decks with hardwood, lighting, and covered roofs sit at the higher end.
Factors that affect your large-deck price:
Benefit: We don't give exact pricing online — every lot and design is different. Book a free consultation and we'll walk through every cost driver in person.
Our Promise
Every Hometelligent large deck is covered by a 10-year structural workmanship warranty and a 1-year fit-and-finish warranty — backed by 33 years in business and a California contractor's license in good standing (#935175). Licensed, bonded, and insured on every project.

Read more →The questions Albany and East Bay homeowners ask us most often about multi-level, rooftop, and hillside decks.
There's no strict definition, but in our portfolio a large deck is typically anything over 200 sq ft, multi-level, more than 30 inches off the ground, or built on a hillside. These projects need engineered footings, structural review, and a full permit — they're not the same as a small ground-level patio deck.
Most of the large decks we build land between 300 and 1,200 sq ft, with one or two levels, and are paired with stairs, railings, and often lighting or a covered structure.
Large deck cost depends on size, decking material, framing complexity, and whether your lot is flat or sloped. Flat-yard composite decks sit at the lower end; multi-level hillside decks with hardwood, integrated lighting, and a covered roof sit at the higher end.
We provide fixed-price contracts after the design phase so you know your exact cost before construction starts. The biggest drivers are square footage, hillside engineering, decking material, railings, and any covered structures. Book a free consultation and we'll walk through every line item in person.
Most large decks in our portfolio take 3–6 months total from signed contract to final inspection. Roughly: 3–6 weeks for design and structural engineering, 4–8 weeks for permits (longer in hillside zones), and 4–10 weeks for construction depending on size and complexity.
A flat-yard composite deck without a covered structure tends to run faster; a hillside multi-level deck with hardwood, integrated lighting, and a pergola or roof typically runs longer because of permits, multiple trades, and material lead times.
Yes. Almost any large deck in California requires a building permit — particularly decks over 30 inches off the ground, multi-level decks, hillside decks, rooftop decks, and any deck with a covered structure or new electrical. Many East Bay cities also require hillside review for sloped lots.
We handle the entire permitting process for you — submitting plans, responding to plan-checker comments, scheduling structural and final inspections, and pulling sign-offs. We have built in nearly every East Bay city and know each planning department's deck rules.
Yes — hillside decks are one of our specialties. East Bay hillside lots have unique structural and permitting requirements: engineered footings sized for soil conditions, lateral bracing for seismic loads, and often hillside review by the planning department. We handle all of it in-house.
During design we work with the soils engineer where required, lay out cantilevered or post-and-beam framing depending on slope, and detail every connection on stamped structural drawings before we break ground.
It depends on your priorities. Composite (Trex, TimberTech, Fiberon) is the most popular choice for East Bay homeowners because it resists rot, splintering, and fading and needs almost no maintenance. Hardwoods like ipe and mahogany give you a premium natural look and lifespan but require periodic oiling.
Pressure-treated lumber is the most affordable and works well for hidden framing, but for the deck surface itself most clients move up to composite or hardwood. We walk through samples, warranty terms, and long-term cost with you during the design phase.
Yes. A well-designed, permitted large deck — particularly on a hillside or with a view — adds significant resale value and curb appeal across the East Bay. The exact lift depends on your neighborhood, the deck's integration with your home, and whether it unlocks previously-unusable yard space.
The critical word is permitted. Unpermitted decks (especially over 30 inches off the ground) can actually create liability when you sell. Every Hometelligent deck is fully permitted with city sign-off.
Yes. We build rooftop decks on flat and low-slope roofs across the East Bay, including over garages, additions, and existing flat-roof homes. Rooftop decks require careful structural review (most existing roofs aren't designed for live loads), waterproofing, drainage, and code-compliant guards.
We coordinate with structural engineers and roofing specialists in-house. The result is a permitted rooftop deck with a flashed, waterproofed substrate — typically with a pedestal-set pavers or a sleeper-and-deck-board system.
Code requires railings (called guards) on most decks over 30 inches off the ground, with a minimum height of 42 inches and openings under 4 inches. Within those rules, you have a lot of design freedom.
Cable and glass railings are popular for view-preserving designs; metal railings give you a clean modern look at a lower cost; wood railings match traditional homes and pergolas. We walk through samples and pricing during design and detail every post-to-rim connection on stamped drawings to meet code.
Yes. Lighting (path, step, post-cap, and string), built-in benches, planters, and fire features (gas pits, gas tables, or fully built-in fire pits) are some of the most-loved details on the decks we build. They turn a basic deck into a real outdoor room.
All integrated electrical and gas runs are permitted, GFCI-protected, and code-compliant. We coordinate with licensed electricians and gas plumbers on every project.
With proper engineering and material choice, a large deck should last 25–50+ years. Composite decking carries 25–50 year warranties; hardwood decking lasts 25+ years with periodic oiling; pressure-treated framing with stainless or hot-dipped fasteners lasts decades when properly flashed and detailed.
The biggest factors in deck longevity are framing detail (especially flashing where the deck meets the house), fastener quality, and proper drainage. We over-engineer all three on every project.
We build large decks throughout the East Bay, including Albany, Berkeley, Oakland, Piedmont, El Cerrito, Walnut Creek, Lafayette, Pleasant Hill, San Ramon, Livermore, Dublin, Napa, Alamo, Moraga, Pleasanton, Orinda, Martinez, and Concord.
Each jurisdiction has slightly different planning-department procedures and hillside rules. We have built in nearly every East Bay city and know each planning department by name.
“Silvio Dobrovat is one of the best contractors I’ve ever worked with. He built our large and challenging accessory dwelling unit (ADU), and the experience was flawless from start to finish. Silvio’s professionalism and responsiveness stood out—he always kept us updated and quickly addressed every concern. His subcontractors were just as skilled and respectful, and the entire crew did top-quality work. Silvio even went above and beyond his responsibilities to help us solve complex issues with PG&E, which made things so much easier for us. He is extremely knowledgeable and gave us a fair price that never changed—no surprises. If you want an honest, reliable, and talented contractor for a big project, Silvio is the one. I recommend him without any hesitation!”
