Why Hometelligent
Hometelligent has been the East Bay's go-to addition builder for 33 years. We started in 1993 doing additions and remodels in Albany, and we have spent three decades perfecting the craft of tying new construction into existing homes — matching rooflines, siding, trim, and floor plans so the result looks like it was always there. We know how older East Bay homes are framed, how to design around mature trees and tight setbacks, and how to keep your family comfortable while we build — and we are always reachable, with no mysterious delays or vague timelines.
What We Build
From a small kitchen bump-out to a full second-story addition, we design and build every type of room addition for East Bay homes.
Primary suites, kids rooms, and guest bedrooms tied seamlessly into your existing floor plan.
Open up your living space with a great-room expansion that brings light and flow to your home.
Bump-outs and full kitchen additions to fit a larger eat-in area, island, or pantry.
Add a primary bath, guest bath, or powder room with full plumbing, tile, and fixtures.
Smaller additions that solve real problems — storage, entryway clutter, and breakfast nooks.
In-house design-build. Site plans, floor plans, elevations, and 3D renders that match your home.
We handle planning department, structural review, and inspections end to end.
Full upper-level additions when you cannot expand outward. Structural upgrades included.
If it involves your home, we've probably built it. Tell us what you're planning and we'll map out the path.

Most addition projects stall before the first wall comes down. Here are the real homeowner problems we hear every week — and how we solve them.
Outgrowing your home but love your neighborhood? – A room addition lets you add the space you need without uprooting your family, schools, or commute.
Tired of moving costs and bidding wars? – Adding 300–800 sq ft is almost always cheaper than buying a comparable home in today's East Bay market.
Need a primary suite or extra bathroom? – A bedroom-and-bath addition adds privacy, resale value, and day-to-day quality of life.
Frustrated by permit delays? – We handle planning, structural review, and inspections end to end so your project keeps moving.
Worried the addition will look bolted on? – Our designers match rooflines, siding, trim, and windows so the addition looks original to the home.
Worried about hidden costs? – You get a fixed-price contract before construction starts. No surprise change orders, no vague allowances.
Tired of contractors who disappear? – We are local, licensed (#935175), insured, and reachable. The same team is on your job from kickoff to final walkthrough.

In-house design team creates floor plans, elevations, and 3D renders that match your existing home.
We submit plans, manage planning-department revisions, and pull all permits on your behalf.
Our crew handles framing, MEP, finishes, and tie-ins. Weekly walkthroughs keep you in the loop.
City sign-off, final walkthrough, and a clean handover with full warranty paperwork.
Built To Last
Considering the basic structure of your home is critical for any room addition. If you are thinking about adding a bedroom, bathroom, or porch area, the team you choose matters as much as the materials. At Hometelligent, our highly skilled team uses the same materials and methods on a 200 sq ft bump-out that we use on a $2M custom home — because cutting corners is the fastest way to a callback.
Our standard build spec includes:
Benefit: Premium materials, code-plus construction, and a 10-year workmanship warranty on every addition we deliver.

Investment
Room addition cost in the East Bay depends on size, finish level, foundation conditions, and whether you are adding a single room or a full second story. We provide fixed-price contracts after the design phase — so you know exactly what you are paying before construction starts. The biggest cost drivers are total square footage, foundation requirements (especially on hillsides), structural tie-ins to the existing home, interior finishes, and any sitework or tree-protection requirements. Single-room bump-outs are typically the most affordable path; second-story additions and primary-suite additions give you the most space but require more structural and MEP work.
Factors that affect your room addition price:
Benefit: We don't give exact pricing online — every home and design is different. Book a free consultation and we'll walk through every cost driver in person.
Our Promise
Every Hometelligent room addition is covered by a 10-year structural workmanship warranty and a 1-year fit-and-finish warranty — backed by 33 years in business and a California contractor's license in good standing (#935175). Licensed, bonded, and insured on every project.

A room addition is new, permitted living space tied directly into your existing home. It can be a single-room bump-out (a few hundred square feet for a kitchen breakfast nook or mudroom), a primary-suite addition (a new bedroom plus bath), a family-room or great-room expansion, or a full second-story addition that adds an entire upper level.
Unlike an ADU, a room addition is part of your main house — it shares a roofline, walls, HVAC, and entry. It is the right call when you love your neighborhood and your home but simply need more space inside it.
Room addition cost in Albany and the East Bay depends on size, finish level, foundation conditions, and how complex the tie-in to your existing home is. Single-room bump-outs are generally the most affordable path; second-story additions and primary-suite additions with new foundations and full MEP sit at the higher end.
We provide fixed-price contracts after the design phase, so you'll know your exact cost before construction starts. The biggest cost drivers are square footage, hillside or difficult lot conditions, structural reinforcement, and interior finish level. Book a free consultation and we'll walk through every line item in person.
From signed contract to keys-in-hand, most room additions in our portfolio take 6–12 months total. Roughly: 1–3 months for design and engineering, 1–3 months for permits, and 3–6 months for construction depending on size and complexity.
Single-room bump-outs are typically the fastest; full second-story additions or primary-suite additions with foundation work and major roof tie-ins can run longer. Albany, Berkeley, and Oakland have all worked to streamline residential permitting in recent years, so timelines have improved substantially since 2020.
Yes. Every room addition in California requires building permits, regardless of size. You will also need planning-department review, structural engineering, and final inspections from the city.
The good news: we handle the entire permitting process for you — submitting plans, responding to plan-checker comments, scheduling inspections, and pulling final certificates of occupancy. We have built in nearly every East Bay city and know each planning department by name.
Yes. Adding usable, permitted square footage to your home is one of the most reliable ways to increase its appraised value and resale price. Bedrooms, bathrooms, and primary suites typically deliver the strongest return because buyers shop on bed/bath count and total square footage.
The critical word here is permitted. Unpermitted additions (or those built without final inspections) do not get the same valuation lift and can actually create liability when you sell. Every Hometelligent addition is fully permitted with city sign-off.
In most cases, yes. We carefully phase the work so the existing home stays watertight and habitable while we build. We seal off the addition with temporary walls and dust barriers, schedule the loud and disruptive work for daytime hours, and time the tie-in to your existing house for the shortest possible window of disruption.
For very large additions (full second-story tear-offs, for example), some homeowners choose to relocate temporarily for a few weeks. We will discuss the realistic options during the consultation so you can plan ahead.
Yes — that is one of the things we are best known for. Our designers match rooflines, siding, trim, window styles, and interior finishes so the addition reads as original to the house. We use the same exterior cladding, paint colors, and trim profiles where possible, and we tie new flooring into existing hardwood or tile so the transitions disappear.
For older East Bay homes (Craftsman, Tudor, mid-century), we pay particular attention to architectural detail — the wrong window proportion or roof pitch is the giveaway that an addition is bolted on. We sweat those details so the result looks intentional.
An addition is part of your main house — shared roof, shared walls, shared entry. It expands your living space but does not create a separate dwelling. An ADU (Accessory Dwelling Unit) is a fully independent second living space with its own kitchen, bathroom, and entrance, built either detached in the backyard or attached with separate access.
Additions are usually the right call when you need more space for your family. ADUs are usually the right call when you want rental income, multi-generational housing, or a fully separate guest space. We design and build both — if you are unsure which path fits your goals, we will walk through the trade-offs at the consultation.
Often, yes. Second-story additions are a great fit when your lot is small, your setbacks are tight, or you do not want to lose backyard space. They typically require structural reinforcement of the existing first-floor walls and foundation, a new staircase, and an upgraded electrical panel and HVAC system.
We will assess feasibility during the consultation — your existing foundation, framing, and roof structure all factor in. In most cases a second-story addition is fully achievable; in rare cases (badly compromised foundations, certain historic overlays) we will recommend an alternative approach.
Not necessarily. We are a design-build firm, which means our in-house design team creates your floor plans, elevations, site plans, and 3D renders as part of the build contract. For most additions, this is faster and more cost-effective than hiring a separate architect.
For complex hillside lots, historic neighborhoods, or larger custom designs, we sometimes partner with outside architects we have worked with for years. Either way, you get one point of contact and one accountable team from concept through final inspection.
Yes. There are several financing paths: home equity lines of credit (HELOCs), cash-out refinances, renovation construction loans, and renovation loans like FHA 203(k) or Fannie Mae HomeStyle. Many homeowners use a combination — for example, a HELOC for soft costs (design and permits) and a construction loan for the build itself.
We can introduce you to lenders we have worked with for years who specialize in renovation and addition financing.
We build room additions throughout the East Bay, including Albany, Berkeley, Oakland, El Cerrito, Walnut Creek, Lafayette, Piedmont, Pleasant Hill, San Ramon, Livermore, Dublin, Napa, Alamo, Moraga, Pleasanton, Orinda, Martinez, and Concord.
Each jurisdiction has slightly different planning-department procedures and addition requirements. We have built in nearly every East Bay city and know each planning department by name.
“Silvio Dobrovat is one of the best contractors I’ve ever worked with. He built our large and challenging accessory dwelling unit (ADU), and the experience was flawless from start to finish. Silvio’s professionalism and responsiveness stood out—he always kept us updated and quickly addressed every concern. His subcontractors were just as skilled and respectful, and the entire crew did top-quality work. Silvio even went above and beyond his responsibilities to help us solve complex issues with PG&E, which made things so much easier for us. He is extremely knowledgeable and gave us a fair price that never changed—no surprises. If you want an honest, reliable, and talented contractor for a big project, Silvio is the one. I recommend him without any hesitation!”
